From HomeBuyer Surveys to full structural investigations, every OBSURV service is delivered by RPSA-regulated surveyors committed to giving you independent, expert insight.
Every survey is conducted by a qualified RPSA member and delivered as a clear, comprehensive report — no jargon, no hidden extras.
A detailed visual inspection of a conventional property in reasonable condition. Ideal for modern and recently built homes, providing a clear assessment of condition with traffic-light ratings.
A full structural survey providing an in-depth assessment of construction, materials, and condition. Essential for older, larger, or non-standard properties where hidden defects may be present.
A focused, expert investigation into a single identified concern — such as subsidence, damp penetration, roof condition, or structural cracking — before you commit to purchase.
A comprehensive inspection of a newly built property before legal completion, identifying defects, unfinished work, and non-compliant construction that your developer must rectify.
An independent, impartial RICS Red Book Valuation of a residential property — trusted by lenders, solicitors, and buyers for shared ownership, Help to Buy, and dispute resolution.

A Level 2 HomeBuyer Survey is a thorough visual inspection suited to modern, conventional properties in reasonable condition. A Level 3 Building Survey is a full structural investigation recommended for older, larger, or unusual properties where more significant defects may be concealed. The Level 3 goes into far greater depth on construction methods, materials, and potential future maintenance issues.
The on-site inspection typically takes between 2 and 4 hours depending on the property size and type. Your written report is normally delivered within 2 working days of the inspection. For Specific Defect Reports we often turn these around the same or next working day.
Absolutely. Many of our clients use survey findings to successfully negotiate reductions in the purchase price or request that sellers carry out remedial works prior to exchange. Our reports are written specifically to give you the evidence you need to have those conversations with confidence.
Yes. All OBSURV surveyors are members of the Residential Property Surveyors Association (RPSA), which is a recognised professional body for residential surveyors in the UK. This ensures you receive an independent, regulated, and insured service at all times.
You do not need to be present — the estate agent or vendor will typically provide access. However, you are welcome to attend towards the end of the inspection so the surveyor can walk you through any findings in person before the formal report is issued.
OBSURV provides surveys across England and Wales, with teams covering major cities including London, Manchester, Birmingham, Bristol, Leeds, Liverpool, and many more. Contact us to confirm availability in your specific postcode area.
